Ledgers in cents
Money is stored as whole cents and converted once, at the edge. Balances are computed per period, so you can see which month a shortfall belongs to rather than one running total.
Tenatry keeps the rent ledger, assesses late fees by the rule you set, generates the lease and the notice, and gives each tenant a portal onto the same numbers you see. Not a spreadsheet that drifts, and not a system that hides its arithmetic.

July charged $75 more than the rent because a late fee posted on the 6th, under the rule set for that lease. The portal shows the tenant the same line, with the same reason.

Flat or percentage, with a grace period and a cap. Fees are assessed by a sweep against the rule on the lease — never by opening a page, so no report can create a charge.
Three-day and cure notices generated from the ledger the demand is based on, with the served date recorded. Florida flood disclosure is produced automatically for leases of a year or more. Written to Florida statute today; more states are next.
Generate a lease as a PDF from the tenancy you already have on file. Upload an existing one and the fields are read out of it to pre-fill the form instead of retyping thirty boxes.
Their balance, their receipts, their lease and their notices — read from your ledger, not a copy of it. With their own password, their own two-step verification, and no access to yours.
Costs against a property or across the portfolio, and open work orders alongside the tenancy they belong to, so the year-end picture is not assembled from receipts in a drawer.
It becomes an unlawful late fee, a defective notice, or an eviction filing that should never have been made. Those are not recoverable by an apology, and they hurt the tenant as much as the landlord.
Every figure that appears on your dashboard and in the tenant’s portal is read from both sides and compared before a release. A divergence is treated as a defect, not a rounding artefact.
No other landlord’s account can read, change or delete anything in yours. That boundary is enforced where the data is fetched rather than in the interface, and it is tested from the outside before every release.
Optional on every login. A landlord resetting a tenant’s password does not open their portal, and a portal password chosen by a landlord must be replaced by the tenant before it shows them anything.
The things people ask about before signing up. Where something is not built yet, this says so rather than letting a feature list imply it.
Today Tenatry records what you were paid and how, and your tenant pays you the way they always have. Taking card and ACH payments is planned — it means handling somebody else’s money, which we would rather build properly than quickly. Until it ships, no screen implies money moves through Tenatry.
Notification preferences are already stored against each tenant, and delivery is the next thing to land. Until it does, the portal is where a tenant sees where they stand — we would rather say that than have you promise a reminder that has not shipped.
Notices, disclosures and lease documents are written to Florida statute. Ledgers, late-fee rules, expenses and the tenant portal are not state-specific and work anywhere — it is the legal paperwork that is Florida-only for now. More states are the current priority.
The notices and disclosures follow the statute and are generated from your own records, but what to serve and when is your call, or your attorney’s. Tenatry will not tell you whether to evict.
An account takes a name, a username and a password. Add a property, a unit and a tenant, and the first month’s ledger is there.
