Free while Tenatry is in early access. No card is collected anywhere in the product today, and no plan is enforced — every account has the full feature set. The prices above are what the tiers are intended to cost when billing opens; you will be told before that happens, and never billed for a period you have already used.

Notices and lease documents are written to Florida statute today. More states are the current priority. The ledger, late-fee rules, expenses and the tenant portal are not state-specific and work wherever you rent.
The details

What counts, and what does not.

What is a “unit”?

A rentable space with its own tenancy — an apartment, a side of a duplex, a single-family house. A four-plex is four units whether or not all four are let.

A vacant unit still counts, because it still carries a property, expenses and a history you can look at. A unit you have removed does not.

Do tenant portal logins cost anything?

No. Every tenant can have a portal login with two-step verification on any plan, including Starter. Charging for the tenant’s side would make the honest thing — showing them the same figures you see — the expensive thing.

What happens if I go over the unit count?

Nothing that touches your data. Tenatry will ask you to move up a tier; it will not lock a ledger, hide a balance, or stop a notice you are in the middle of serving. Your records are yours whether or not you are paying.

I am not in Florida — is this any use?

Partly, and honestly so. The ledger, late-fee rules, receipts, expenses, documents and the tenant portal are not state-specific and work anywhere. What is Florida-only today is the legal paperwork: the three-day and cure notices, and the §83.512 flood disclosure.

More states are the priority now. Tell us which one you need — that is how the order gets decided, and it is worth signing up on the free tier and saying so.

More than 60 units?

Get in touch and describe the portfolio. Above that size the useful questions are about importing what you already have, not about the plan.
